The Frenchie is composed of three buildings, spread out on the same property:

The Farmhouse – 6 bedroom/6.5 bath, large gourmet kitchen, coffee bars, etc. (EACH ROOM IS RENTED INDIVIDUALLY)

The Garden Cottage – 2 bedroom/ 2 bath, kitchen, coffee, etc (RENTED AS ONE UNIT)

The Art Studio Suites – 3 separate suites with full bath and coffee bars (EACH SUITE IS RENTED INDIVIDUALLY)

Pool Bungalow Suites – 3 separate suites with full bath, coffee bars and covered patio seating (EACH SUITE IS RENTED INDIVIDUALLY)

Guests may rent individual rooms, individual suites or any combination thereof. Guests may also choose to rent the entire property. The property also features a potting shed that is older than the farmhouse; it currently serves our office. The main house also includes a kitchen, dining room, breakfast room, living area, coffee bar and large porches that are used as common spaces available to all guests. While The Frenchie is located within easy walking distance of downtown Round Top, it backs up to an open pasture providing country views and privacy.

A deposit of 50% is required to hold all reservations.

The remaining balance is due 30 days before arrival.


There will be a $25 cancellation fee per room for all cancellations. A deposit for reservations canceled more than 30 days before arrival will be refunded minus the $25 cancellation fee. There is no refund for reservations canceled within 30 days of arrival date. No partial cancellations will be accepted. See below for cancellation details during special events.

Cancellation Policy during Round Top Antique Show / Special Events:

There will be a $100 cancellation fee per room for all cancellations during the Antique Show and special events. If a reservation is canceled more than 90 days before the arrival date a 100% refund will be issued minus the $100 cancellation fee. For reservations canceled within 90 days of arrival date: refunds will be issued after this time only if we are able to fill the room with another reservation and at the discretion of management. There will be no refunds issued within 30 days of scheduled arrival. No partial cancellations will be accepted. Reservations will be held only until noon of the following day of scheduled arrival.

We have a 2 night minimum during the antique shows dates and on special event weekends. However, we do have 1 night openings that sometimes occur during the show. Please call for more information.

All rates are subject to change.

13% Hotel Occupancy Tax not included in rate.

Cleaning Fee ($50/$75 depending on the room) is not included in rate.
